Apartment rents in the Goldsboro market rose at a 6.5% annual rate during the first quarter of 2023 and have posted an average yearly gain of 4.5% over the past three years. While 140 units have been delivered over the past three years (a cumulative inventory expansion of 6.8%), more is needed. Vacancies in the metro were below the 10-year average as of the first quarter of 2023 but were flat over the past four quarters.

Employment in the metro was recently increasing at an annual rate of 1.8%, or a gain of about 720 jobs. Over the past year, the annual rate of job growth has ranged from about 1.6% to 2.3%
