Underwriting

After Valuating the property, it’s time to underwrite the property. The valuation is sent to a lender, who determines if the property can be financed. As an agent, we can get general lending terms, but it is up to the borrower to conduct due diligence for current rates.

Lenders look at several factors in determining how the lender will underwrite the property. The valuation is one, others include but are not limited to:

  • Property type
  • Condition
  • Price
  • Borrowers experience

Different borrowers have different criteria, but in most cases qualifying for a commercial loan is based more on the property than the borrower.

Once the valuation is complete and underwriting is confirmed, Things change based on your desired position Selling, Holding, or Buying.
