Depending on your time frame will determine what steps we take. Positioning your property in the best light to get highly qualified buyers is essential.

  1. Raise rents to the market limit for your property if you have time.

  2. Repair or replace any CAPEX items that can affect the price.

  3. Get high-quality pictures. Hiring a professional photographer and some aerial photos should be a priority and covered by your agent.

  4. An agent will list properties on sites like LoopNet and Crexi to maximize visibility by investors.

  5. During your marketing, you will need to show your property. Showings are the first time a potential buyer can see the property. Sellers should show a few units vacant, but if you must show occupied units ensure that you give the tenant ample warning (at least 24 hours) and never allow a same-day showing if you are going to show occupied units.
